I think 1540 would be pretty dang high for the area, so should I do like a super lame $15 increase or something just to set a precedent that increases can happen and blame it on property taxes or some crap?

They could use an agent to rent it out and whatever commission they choose could be offered.Reminds me a little of the Movie "99 homes" if you have not seen it check it out.. pretty good flick for us real estate junkies and if you wanted to see the other side of things during the GFC and the robo signing crap.
