Hey everyone, I know having central air for rental properties over window units can make things a lot easier and beneficial.

Aim for 15% of purchase price in yearly revenue6) if you don't purchase turn-key, come up with a furnishing plan7) get pro-photos, find a good cleaner, either via Turno or preferably by talking to locals8) a lot of youtube videos will overcomplicate the start (launch of 5 platforms, build a direct booking site, get the worlds best smart lock, automate all sorts of messages, connect to dynamic pricing, etc.)  

I know of a few STRs in the area that are rented during events but vacant the rest of the year yet Air DNA says we could have 75% occupancy year round . . . 

If he does a mediocre job and makes $83k as Air DNA projected, he will barely break even, but if he believes in himself and is willing to put the money where his mouth is, he can improve the performance and maybe make $93k or $103k gross. 

Organized my team (cleaners, handymen, pool maintenance, landscapers, etc)And after all of that, I have officially onboarded my first client, and just hosted my first guest!

Air DNA I am hearing is the most accurate but curious if theres a way to check this without a systems monthly payment.Also, any realtors in the Highlands, NC or Hilton Head Island area that specialize in off market deals or STR would be super helpful~!

Through my cleaners, pms (Lodgify) and 3rd party apps (schalge home lock, ring doorbell, google home, turno, jervis), 95% of the property management is automated and i spend less than 1hr per week on property related tasks. 

I told my one tenants with this problem forget the cleaners.

I don't want to deal with Air Bnb either.

As someone above had mentioned you have to be weary of the HOA in any given building and what the implications are for you renting out that condo or short term (Air Bnb) when you decide to move out, pending you didn't want to sell!
