None of these may be a disqualifier in and of itself, as in the case of felonies, but if you tell me you belong to the three-pack-a-day club or did 10 years for assault and battery of your next-door neighbor, there's a reasonably good chance I'll have a better applicant to select than you. 

We do state in lease tenant is responsible for alarm batteries, light bulbs, and filters, but even then, we'll bring some with us when we come in case they haven't done it.

The sump I installed had a 120v alarm with battery backup that required annual service performed by the company under the installation warranty.

@Aaron LandsYou've probably already done this but consider putting up signs.Consider also putting very visible fake cameras to save the money on the camera options.We have used a solution called SWAN smart camera (Menards product) which has motion activation and you get about 1, maybe 2 weeks of use on the batteries.
