I have a 3-unit off market deal.  2 residential units and ground floor commercial. 3,600 total sq. ft. 

However, there are some surplus lines carriers who write master policy programs for residential real estate portfolios who don't inspect homes in person at all, but just do a desktop inspection while underwriting. 

I do think you need to do some research, but you will get skimmed beyond belief by a PM who knows you are out of the country because no good PM companies are taking a one-off residential for 7-10 pct., it's not worth their time.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

You can do a DSCR standalone 2nd Mortgage at 75% CLTV if this is a residential 3 unit building as long as the property can debt cover both mortgage payments

I'm unsure how to stop this, but governmental action in this case I think is justified.This is probably a common problem in a lot of areas and could somewhat easily be addressed by special tax levies at the county level on any entity-owned and out of area absentee-owned residential property.  3x their property taxes and action will be taken in addition to much less purchases going forward.
