Kind of annoying because I was asking about over the counter surplus properties that did not sell at auction not when is the next auction. 

Door knocking although somewhat effective, is archaic and annoying to many.

It's about $50/mon in the "low risk" parts of KC (ie, away from the river) - annoying that it eats into cashflow but would be way more annoying to have flood damage & no insurance.

Examples of this that have happened to me is flooding during heavy rains, the neighbors have vicious annoying dogs that weren't out and a couple neighbors hanging out in their yard selling drugs.

Underwriters are closing in on the top of my "most hated/annoying" list.

I find that super annoying. 

The local utility here has annoyed me enough that I'm willing to spend to not give them the revenue, and the payback on those systems is pretty solid at this point (5 years with 25 year warranty).  

@Sharad M. and @Rai Lay were extremely helpful and patient answering all of my newbie and annoying questions (a ton!).

Sure, sellers may be a bit emotionally annoyed if they feel they accepted a low offer and then we backed out.

I also have some nice auto messages I use to do the initial "screen" to save my time from the tire kickers and the "is it still available" annoyers.
