They can make a little margin on the lots and then more margin on the homes. 

Buy with enough margin of safety and you'll be fine in any market... 

Obviously I'd like to get the best rate and have a higher profit margin.

I plugged the numbers in and the profit margins are a little lower than I’d like but a lIttle profit over no profit and a bad reputation works for me any day.
