Thanks, Wayne Snell and Patrick Desjardins I've been a big NoteMBA learner and reading about the stuff, but until you dive in, there's no education good enough.

A post card gives an opportunity to make a 2 second statement, which if good enough may result in a response.

All of the listings I'm finding online seem to be priced too high to have a good enough spread.  

I know people usually say that they don't want to settle in the area for long so they don't buy but i'm sure if the deal was good enough then they could sell with instant equity.

So my household income (my spouse and mine) is good enough (above $75K) to get money from hard money lender but my sole income is less than $30K/year which derives my question whether I can get financing easily considering my household income and if I have enough cash to put up front for a deal or does my spouse's name have to be on the deal as well?

Hey guys!  Mind giving this deal another pair of eyes?  It needs a face-lift exteriorly but doesn't need much at all inside.  Needs an update on an ugly brick porch (ideas?) and a small area (100 sq ft?) of shaker-typ...

@Paolo Ruggieri I love Halperin Lyman for being very fast and efficient...and you know what, my contract always has the appropriate verbiage in place where my end buyer pays for the A-B closing cost that way I don't pay anything :) :)If your deal is good enough trust me they'll pay it and I always notate this before we even execute a contract.I've referenced some good investor friendly attorneys below but Halperin Lyman is #1 on my chart.

Well there was nothing cheap enough or in a good enough condition for me to buy using the VA loan.
