Wanted to swing by the New Member forum and introduce myself.My name is Melani and although I’m new to the BP site, I’ve loved the BP podcast for quite awhile.As for my background in real estate — my first experience with investing was shortly after college.

Total trial by fire - I signed up to manage a 20+ door unit that rents primarily to college students in several years ago. 

How do I get around my debt to income ratio now that I already have a brand new mortgage, car payment, paying rent, and college loan but a decently high salary? 

I always suggest to those young kids on BP looking for a college degree or internship jobs to check out construction management.

The property is a college rental and I purchased it already with prospective tenants in place and a property manager. 

Unless the space has already been setup for each unit in the rooms, I would just build a laundry room coin operation somewhere in the building.Your business will be built on the college season, if you don't book all the rooms while students are preparing to attend college that season, you wont book it till the following season.

We looked at 4 or 5 this past weekend, and are considering buying a 4/2 in a good college location.

I'm a current college student looking to create a foundation in which I can begin to build cashflow, longterm wealth and create lifestyle changes for my family and loved ones. 

I graduated from college with a degree in business administration so have a basic understanding as to what makes businesses successful.

I am NOT a quitter by any means, but I am reaching out with a small white flag/olivebranch/plea; I have a lot in place, a lot to offer, but I need guidance, support, accountability, college a FRIEND in this industry.
