In the event that one tenant goes crazy and tries to sue me, I want to have a legal separation between the entities so they are insulated from legal recourse on all of them.

We currently own and operate a wedding venue and have 5 STR doors.

The agent has little control - life events, inspection issues, appraisal problems, ego.

Currently, the store space is zoned for retail and the variance would allow it to host events there such as birthdays, office parties, wakes, etc.

The 401k I used to have said if I default it didn't negatively affect my credit, but that it would become a taxable event like a withdrawal (come tax season) and I would have to pay penalties for the amount I had remaining. 

I'm not looking for crazy appreciation or overwhelming concerned in the event of a downturn because everything is structured in protection for and against.

I have been a Vendor at Armando Montalongo events.

Don I have spoke at many of these events.. the one here in Oregon though I personally dont care for much.. they tend to bring in old retread type guys that are pitching systems that worked 25 years ago.. and I pretty much believe they are taking kick backs for the sales those guys are making..
