My alternative would be a conventional loan with 20% down where my budget would be about 200k or 40k down.

I’m on the board of a small camp in Crofton, NE (near Yankton SD) (~120 beds, 80k budget) and we have had insurance policy adjustments in policy and costs for last 4-5 yrs.

Don't care if you get covid, have a wedding to go to, have season tickets, have a day job, etc. 

One thing to keep in mind is to make sure you have a clear timeline and budget if you’re planning to flip properties, as efficient renovation management is key.

Eliminate debt, establish a budget, and save.

Each of those WIP accounts are assigned Classes (Landscaping, Flooring, Light Fixtures) so I can run reports later to help me better budget future flips.

If you have a budget of 100K a year to spend why spend 10K in Alabama, 10K in Louisiana, 10K in Colorado, etc...

Approvals are actually often based upon their budget though.

I'm not looking to JV, and I know services like Investorlift are great, but that's not in the budget at the moment.
