The street it’s on is clean and nice, but there are some run-down, overgrown homes & lots nearby, there’s also a new $1 million home that’s the only one of its kind (and been on the market for 18 months).

I like as much data as possible, Chris brought up great info, I run my own also; like for like sq ft bed/bath count, close radius, only closed sales in tight time frame, not separated by busy surface streets, pole line open space etc.

well reality is the 200k has better schools  better tenant base to chose from and since your at the median or above not all the homes are being sold landlords the majority is going to owner occupied.. there by making nicer neighborhoods nicer streets and place were those premium tenants will want to live.
