What I am seeing is most of the houses in neighborhoods that you would want to flip in Columbus are selling at 80% minus repairs or above on the MLS.Many many many investors like you are scouring the MLS daily for properties to bid on.

Here are a few of the things to think about though:- It will be much harder to get deals that other investors can't get themselves, as many investors already scour the MLS.- Earnest money will be higher, up to 10% of the offer price if you're making cash offers.- If you're not making cash offers, you're going to be at a major disadvantage when it comes to getting low-ball offers accepted.- You won't be allowed to assign these contractors, so best case, you'll need to double close.- Along with the above point, many REO sellers will have resale restrictions.

I have scoured the 'net and not found anything (even on IRS site) as to the process for getting a formal Discharge of the Lien from the feds after the redemption period.There has to be some way to Discharge that could be Recorded; otherwise, during a title search the Fed Lien would still show up and prevent me from selling the house.Has anyone done this before who could opine on the details?
