I know I have a ton to learn but this is a bit time sensitive as we are deciding to put our house on the market or get new renters.

Shame on me.8/30 - I am hyper sensitive and feeling that the landlord will do anything he can in the end to keep my security deposit, my roommate and I go through the apartment with a fine tooth comb and come up with a laundry list of things that need to be corrected with photos of everything. 

When economy has upswing more new business starts happen so office tends to do better so that investment class is more cycle sensitive to timing issues.
