Wholesaling is NOT investing.Wholesaling is a business.Wholesaling requires you to continuelly get new leads, sell contracts to buyers, repeat.Once you stop getting leads or finding buyers, there is no more money coming in.Sure, you can get food and automate certain things but it is a business.In my opinion, you should look at what you do in your profession and see if you can moonlight some hours to make more money that will go towards the downpayment.Best of luck

With my approach, I may want to come in around $1200 while offering as much or more than most other rentals.So, keep in mind market rent is also based on YOU and YOUR approach to pricing and how to develop the value-proposition you want to offer a tenant.  

Been around for quite some time and have made runs trying to acquire a SS facility and also considered developing in the past but now feel like its time.

Thinking back, had I refi at 10.5%, I probably had to do it again when rates dropped to 7.5%, doubling my overall refinance cost.The other lesson I learned is develop good banking relations.

I know this has been spoken about before but I am currently working on building tiny home developments, like multifamilies using tiny homes throughout the country and was wondering if anybody else is doing the same or has interest.

I got hot and just said OK I am done I am not signing and you can tell your movers to take your Van full of stuff out of my development and go find another home to buy.. 

You have to remember that you are new, you are unlikely to uncover something new about your market right now so that pocket of homes might have potential being close to development, but other investors are already on or off it for a reason.
