If you have enough unit it will make sense to have cleaner on your payroll but to starting off, most common sense is to find a very high quality, reliable cleaner that works with your budget.

I would look on loopnet orCrexi to get a sense of the market, type and how long they have been on the market.

If you are buying a BRRRR then make sure your rehab budget and ARV make sense and is accurate. 

It’s proven very effective and just makes good common sense.

For smaller jobs, half makes sense.

What would you suggest as a number or percentage after the refi/sale that would make sense for the lender?

I am still going pedal to the medal as long as the deal makes sense and I have my business functioning well.
