Unless you're planning on significant appreciation or rent increases this is likely a loser, although ultimately I would decide based on the potential internal rate of return for the duration of the investment, to see whether you can invest that money for a better return elsewhere.    

It should work fine, particularly if you have access to folks who need less space and lower rents...think students, medical interns, etc.

I would recommend you try to find an investor, real estate agent, property manager or contractor to intern with or get a part time job with.

I like to old fashion sitting down with the tenants and manually signing the lease after reviewing the terms, so does the site allow me to upload the copy of the lease too?

Also many old tools in walls over the years; usually tape measures (old fashioned kind that fold out like rulers), planers, levels, flat bars, crow bars, nailsets, hammers and such.

One thing I also agree with Grant Cardone on is that you want to be in a market that has some appeal and exposure to the rich, especially the international ultra wealthy. 

That's because anything over 4 units will require you to follow the IBC (International Building Code) and require an Architects seal.

If not, most folk superstitions agree that a good old fashioned sage burning is useful for cleansing a home of unwanted spirits.

Also, does anyone suggest listing our property in different ways -- i.e. leasing agency, old fashion bulletin boards, etc?
