Instead of rolling the cash flow to pay off the property sooner as in option one, you will save that cash flow to buy your second property, sooner than it would take you to pay off the loan and save for the second property in option one.

In their rehabs, they would put new counters, appliances, cabinets, etc and pool and renovate the leasing office and usually add a gym.  

I want to BRRRR but I know that’s not as much of an option, considering he’s financing me at 100%, and will be wanting a return sooner rather than later.

You should also hold it for two years to avoid the capital gains tax if you sell it sooner.

What are some creative options to achieve that goal sooner?

I have a trip planned for the end of May but can come out sooner if need be. :)

BUT...when you have that "Low Jack" (the word RENTAL in the LLC) on a Judgment, you got a pretty good chance of getting paid, sooner or later as one day out of the blue, a Lender contact you asking where the borrower needs to mail the payment so he can get the mortgage needed to close on a home!  

I wish I’d known about them sooner.
