I'm considering giving the existing person who lives there say $50 for 30 minutes of their time to look inside for a few minutes, chat about their situation to see if they meet at least the minimum for consideration for being a tenant, etc. 

Lastly, the age their can be a boon at times if you do updates to make the home more modern. 

Suggest you get your game plan in place first then go forward once you have the goal in sight.
