Your market is expensive, I wouldn't look for normal working class people as your target customers.

For example my market, there are about 1-2 REOs for every 1500 sales.

our market is in Columbus Ohio and we are currently doing infill as a strategy. single family home by right can be built on any infill lot in columbus but for multifamily this strategy becomes part of entitlements and rezoning. 

.- Recent example: we took a vacant property over and did our TakeOver video, then gave the owner a bid for around $10k to get it RentReady.
