The house exterior wise needs 20k of repairs (roof, siding, windows...already have 2 quotes for 17k, just using 20k high side)....inside, kinda the same....both kitchens and baths are in poor shape, and same with pretty much the rest of the house.

The space inside the interior walls is also included in the square footage.Think about it: the tennts will be using the wiring and plumbing that is inside the walls, so the walls are also part of their rental package.For houses, it is exterior measurements multiplied to get the square footage of the house.

Lumber liquidators has unfinished oak for .99 an sf but if your enviroments humid or hot, or damp you NEED machined like above, this is thick real hardwood and those environments expand and contract it so much it is a nasty problem.PAINT TIP:Interior exterior paint king?

Also, start a niche market....90% of my clients are the out of state homeowner's niche...if you have an area that is a vacation/second home magnet send out some post cards.Good luck!
