They are willing to pay a few hundred dollars above market rents and would have essentially 0% vacancy since the sober living company would be on the hook for the lease, not the sober living tenants.

@Mario CastellanosBIG assumption but if accurate it means the property is under water meaning they owe more money on the property than it is worthThey would not be able to sell it without lender permission essentially.

This is definitely a nice tool to have if you want to use it to buy a new property in all cash, but keep in mind that you'll need some type of takeout loan after the purchase to payoff the Heloc.
