I have never allowed animals at any of my rentals, but we have a long term renter who has asked about getting a dog. 

Don't waste your time, that dog will not hunt.

Your best bets are either lending to the "big dogs" in your area or investing in a professionally managed fund like @Dmitriy Fomichenko suggested.

You would be like a dog chasing its own tail to use cards to get house then say, oh damn I have to lose the house to get my cards back.

"Kathy" is a 32 yr. old dog groomer who moved into my 1864 walk-up in early March. 

Example has 25 out of 30 units been there for the past 2 years and paying on time OR did this owner slam tenants in with deals to fill the place up fast and try to sell off a dog of a property to an unsuspecting or inexperienced buyer?

He let the grass grow to high, his dogs chewed the baseboards and dug in the yard, He put a whole in the garage drywall with a barbell, and the fence is busted in multiple places.

heck you goose dog  ( dog that chases the geese away so they don't poo all over your course) will run you 20 to 30k.. :)  @Wayne Brooks  Wayne not sure if you have seen the new set ups called TOP GOLF  those are quite brilliant set ups.. and springing up in every major market.. 

Learn who are the actual wholesalers & cash buyers in your area and offer to be a bird dog for them.
