When you exit a deal, what normally ends up happening (like Tom Brady keep winning more Super Bowls) is that you go into two more deals (with now double the amount of capital) and you will likely find that with those new K1s you could result in you having way more passive losses you began with If you can see where this is going... yes, experienced investors with a lot of capital deployed might have 500k-1M+ suspended passive losses and have not paid taxes in years and do not appear to pay taxes for years!

So - my question:Instead of holding $20k in cash reserves and losing out on potential return by not leverage/deploying that capital, does it make sense to instead just open a line of credit against a property so I have capital available in the event that I need it?

If you are able to pull cash out and deploy it into something that is going to give you a greater return then on paper many people would say to do it.

Inflation is not so high right now, and cash can be quickly deployed if it becomes an issue.Stocks and bonds are very liquid and still grow, but the problem is that the best REI deals normally appear around the same time stocks tank.

Eventually if you build enough of a base you might go to set up a blind fund where you already have the money to deploy versus a subscription model on a per deal basis.
