Invoice her for the cost of repairing the problems that are caused by her during her tenancy.

If cleaning and repairs cost more than your deposit, you will receive an invoice for the unpaid balance.Please do not close your utility account until the day of move-out.

On personal if you sell a property you must cancel the policy and wait for refund where with commercial you just correct the invoice for the month.Commercial allows for vacant property where personal only allow vacant for 30 days.That said personal probably has a lower roof deductible than commercial.
