Follow the lease--say a prayer--and get ready for a possible turn.Tell renter there are charities that will help cover rent cash problems.Maybe look online and give renter a heads up on calling some of them "X town emergence rental assistance".Follow the lease.Good Luck!

You can sue them and get a judgement, but if they don't have assets, it's very difficult to collect on the judgement.If you are letting them stay rent free as a sort of charity, it's my opinion that there are much worth worthwhile charities to donate to.
