As far as I understand....a service dog is not something that gets registered somewhere, but rather the dog has to have been trained to do a particular task, without which the tenant can't live.

NJ "anti-eviction" law is pretty strong, anybody have an idea of where I would stand?

BTW I also have 23 other doors and a husband. lol.All in all, if the city has no anti STR law in place, pay your taxes etc and set it up.

Good Afternoon PA Investors,I am a new investor and am looking for a good handyman or handywoman with a good reputation who can perform as-needed maintenance/repair tasks for single and small multi-family properties (1-4 units) in Southeastern Pennsylvania.  

It seems the biggest hurdle in this particular strategy is the daunting task of "scrubbing, or scraping" the lists.

Now that my time is worth more I delegate and outsource a lot of tasks which has been great for scalability and business development.By the way, I use Rentec for management and application processing. 

I then took on the painstaking task of refinancing 7 properties (about 3 years ago) and attached mortgages to ALL properties based on forever/sell.  

Regardless of this, you must "manage the servicer" of the note as well as complete all business administration tasks as Chris noted above.  

I have tried reaching out to utility management companies but have not had success as it seems most of them are either area specific or only except large portfolios.Does anyone have a good solution to the time consuming task of managing their utilities when they purchase, sell or rent their properties out?
