If possible I would try to stay within an hour drive of one of these places.

In my own experience, Section 8 tenants tend to stay longer, and fewer vacancies mean less turnover cost and hassle, which is a huge win.Section 8 isn’t for everyone, but if you want reliable cash flow and are willing to do the upfront work, it can be a great way to invest in rental properties.

Does MSO tend to stay same location like DSO groups?

One tip: don't force yourself to stay in single-family, but sticking with what you know best for now is good.

So many just stayed away from it and its really just been in the last 10-20 years that that has started to really change and take hold in the architectural profession.

Your ADR will go down but occupancy should always stay above 60%, especially if you are priced right.  

Are you looking to stay in the Boston area?

If you have zero vacancies, zero tenant damage, make sure utilities (especially heat) stay on every winter even if the tenant doesn’t pay.  

I think Bethlehem and some of the satellite areas are nicer than Easton especially going up 33 as long as you stay spitting distance to 78.

You can find properties that can surpass or stay below the average as well.As for the overall market panorama, there are huge projects planned or under development.
