@Mark Petrovic I’m sure with your background and experience you should know that it would be EXTREMELY hard, with the current cost of labor and supplies (especially increasing due to China tariffs), to construct (including land costs) a truly “LUXURY” 64-unit apartment for a mere $78,125 and that’s at the top end of your estimate at $5mil.
