Then after the inspection, if issues are uncovered, tell them you need to lower your price to x or you're out.And I've found most of the time, unless its a bank, as-is can be negotiated just like anything else.

A tenant who demands discovery could uncover the deductions against the account to substantiate the claim in addition to a host of other technical violations (if a long time has passed, chances are the account has changed location and the LL didn't notify the tenant in 30 days.)

You would be able to get better terms on a Refinance for the 4 unit also.Be sure to have a thorough inspection of the properties to uncover any potential problems.Additionally, if this is 2 structures it will increase your CapEx costs. 2 roofs, 2, HVAC's, more of everything.What is the Cap Rate for the area?
