A good lender/mortgage broker can guide you with that. 

You could look to mentors to guide you through the process but be sure to do your due diligence before spending any money.

I find agents who are also investors are the best guide for learning and developing a strategy to buy.

Of course, if you can find someone who has experience and can guide you through potential pitfalls, that would be ideal.Please reach out to me.
