When you sell a property "subject to" the existing mortgage, technically, this clause could be triggered because ownership is transferring to a new entity or individual.

The "public marketing" of these will probably be triggered the minute someone mentions an off-market property for assignment, whether that's online, email, phone call, etc.

That being said, I fell out of my chair when I was able to lock an individual investor (personal name) using a 1031 Exchange with about 50% down and 800 credit scores at 6.99%.

Some have a fixed interest rate for a short period of time, some have a fixed period for a long time; some allow you to "lock" an amount you draw at the rates of the day (PNC).  

@Ronald MejiaYou can buy in cash and or use a large down payment, 60% for example and you can lock in a rate that cashflows so you can have some liquid cash for unexpected expenses or use that cash for the down payment on the next BRRRR.

Credit locks are pretty worthless, do it to slow down future problems.

Come on, the smart money is betting on a dip or if no dip you lock in high yield debt funds at the turn of the rates and investing in small cap areas that need to tighten to the large cap ratio wise.

I know wifi is needed for most smart locks, is there any ways around needing only wifi?
