If you are BRRRing things could get real ugly real quick in any sustained downturn....especially for some of the investors out there on $100 door margins.  

My opinion is that it is legal If done in the correct manner.

Once you have the map data, you (or the developer) could group the addresses in any manner you like.

I'm sorry that my question provoked you enough that you had to reply in such a sarcastic manner- I may ask a lot of dumb questions because I have no clue what I'm doing, just looking for help. 

You picked out a few really good neighborhoods to search because its still cheaper than LA proper but they are growing/changing in a positive manner. 

A self-sustaining, functional, and community improving entity that allows me to not have a NEED to work.

Their job is not easy and you are going to pay for some convenience they provide but be very leery of sustained vacancies in Memphis.

And you can allocate those proceeds in any manner you want.
