Yes, TOT is common in most counties and guest do not have trouble paying for it, it's the same tax they have to pay when they stay at a hotel.

On the Op Ex side, STR's are basically a micro-hotel, so even if you are off on your revenue targets you have the ability to build other efficiencies in your business model on the Op Ex side that can offset any missed revenue targets and still have a good bottom line.  

I have heard it said from hotel cleaning staff  it is not uncommon for clean cut guys in suits  with everything looking good leave hotel rooms sometimes smelling of stale urine and with human feces on the wall .

I put out a post on Connected Investor about wanting a loan on a condo hotel that I self manage.

We hope to maybe turn it into a boutique hotel in the future depending on how the Airbnb market trends.

We've mostly work with them on "larger" projects (e.g. building a hotel, +100 unit buildings, etc.) but I know all of them do some smaller multi-family/residential work as well. 

I think allot has to do with the fact Expedia owns VRBO and HomeAway and realized too late that STR market is taking market share from their hotel customer clients on their Expedia platform. 

In our case the tenants chose to stay while we did remediation (although we tried to get them to go to a hotel).
