It depends, we recently had a deal where we got under contract for $26k, We new AS-IS there was a strong possibility to sell it on market for $95-100k.

Is there farmland in New Jersey, Pennsylvania or surrounding states where I could invest on the land for a good price and expect strong appreciation on it in another 10 years?

I know many think I'm too strong and idealistic on this stance, but it's how I feel - I can't give my money to someone who has no or very limited consequences personally if the investment goes south.- Because of these incentives, only integrity and care for one's long-term reputation hold syndicators back from just raising as much as possible, as often as possible, and deploying the capital as fast as possible.

Building a strong local team is crucial too.

The city has good macro economic factors and a strong economy - I looked for cities that were at least better than the national average when it came to population growth, wage growth, median sales price growth, etc 2.

San Diego, to me, seems like a market that still has a lot of upside due to the building constraints in the area, the desirability, and the strong economy.
