And if you are looking into this just for the sake of saving the planet, 1. remember the solar industry is heavily subsidized, creating distortions in other areas, and 2. most of the solar brands manufacturing are not green at all, leaving behind a bunch of toxic byproducts + if you factor in the materials and energy consumed in the production of panels, they will never recover that during their useful lifetime.

I'm brand new today to Bigger Pockets but have been drawn to Asheville, NC and watching the real estate market there for a while.

(I'm able to get into this thing for only 10K the cash on cash return is absurd from 37-56% (depending on closing paid and points I pay, its an 8% Cap, 350-450 cash flow (after variable expenses + depending on final rate) Brand new.. seems like a decent first step but the functionality..

What would you say is the most important thing to do for someone who is new to the business?

There are lot of brand new communities built in Roseville, Rocklin and Lincoln area.

The close comp will be newer homes nearby: brand new 3/2 house with similar size (but 2000 sf tiny lot) is sold at $520k, rent $2800-2900; similar aged home with outdated interior is the area is rent at $2500-2600.
