If she were to still be on the loan after you have done whatever you do, typically she wont have the debt counted against her debt ratio on a new mortgage after you have been paying the mortgage from you account for 12 months or more.

It seems like "most" lenders (at least the ones I've talked to) don't like the idea of rent-by-the room on a primary ... so they can't count my income on that particular property and they are requiring a 1 year lease on the whole house instead of multiple mid-term leases ... so essentially they want a long term lease.

I like as much data as possible, Chris brought up great info, I run my own also; like for like sq ft bed/bath count, close radius, only closed sales in tight time frame, not separated by busy surface streets, pole line open space etc.
