They are out there, they just take a little more sifting through to find them. 

My next steps are to track down a few nearby meetups and connect with local property managers for feedback.To answer your question in brief, I feel that there is an overwhelming amount of information out there that requires sifting and qualifying before one can confidently feel ready to make a move. 

The problem is he has no idea if any of them are worth anything and has now the impossible task of sifting through thousands of items, most of it probably trash, but how do you know without looking up each single one? 

You need to network like crazy, be active in your target market, doing deals, etc. and sifting through a lot of crap.I do this day in and day out.

Hello BiggerPockets community,I've been searching the internet lately, sifting through a multitude of deal analysis tools, Excel templates, proformas, and DCFs, all aimed at deciphering the viability of multifamily properties.

I screen the heck out of people and sift through folks that don’t seem to care.

We pulled the county data and sifted it via excel. 

This can lead to having to sift through TONs of properties before finding one we can make an offer on close to asking price....This being said if you find an agent who does both then they will have a better understanding of what your looking for.
