The fact that someone is able to look at two paths (Wholesaling & Real Estate Brokering) and is not smart enough to see which one has more income generating opportunity tells me that they aren't sophisticated critical thinkers.

A military base with a critical mission, something other then a depot or staging/housing, and a 4 year state public college, so you get that government money from student loans coming in.

Numbers are critical to give you that comfort.

I agree with Amy that an emergency fund is critical - usually a guideline of 6 months of salary is what I hear.

This is why screen your tenants before moving them in are so critical for landlords. and most likely people who carry them selves a certain way has a track record. 

I ended up going with Todd from rock solid, I got that recommendation first and it's a bit time critical.

@Henri Meli I have not scheduled a survey as other investors I have talked to said it wasn't as critical as inspections and Phase 1.
