Syndications are great if you want to own real estate and enjoy the appreciation while sharing the risk and responsibilities with others.

I suspect it isn't just that they are responsible people, they probably don't want the good credit score to be ruined by non-payment/late rent.

@Marie Copul from responses I've read my thoughts are going to be the contrarian.... 

Some need to outsource this as they have other responsibilities that would not allow them to self-manage.
