Add a Rental Security provision to receive stock options in Lazy Dogs LLC for any upside when it goes public!

I'm also investing out of state and just got our first rental property.

I'm starting to acquire furnishings and am looking for a checklist of sorts to help keep myself organized as I seek the best deals on high quality goods to furnish our rental. 

I am exiting the rental market here (love living here tho). 

Data point: we have a long-term rental in a popular STR neighborhood listed through Zillow right now.Every person who writes asking to do some sort of arbitrage is blocked by the Zillow platform.I don't even have to say "no thank you anymore."  

We have two rental properties in Los Angeles.

Although I do my own rentals so it doesn’t bother me to do it.

Do not expect to keep them and be prepared to have to evict.If the jurisdiction this property is in requires anything in place in order to evict such as rental licenses, etc., get them in place before discussing an increase with the tenant because it's much easier to get inspections and repairs done when the tenant cooperates.
