Are you looking at an actual estimate or settlement statement from your title company, or just at a preliminary lender CD?

I am thinking about creating a tool where it gives a preliminary rank based on the investment potential of all the available properties so that I can do more thorough research on the top ones first. 

I've done all of the surveying, preliminary plans, zoning checks etc.
