After his contractor walked it they noticed some knob and tube wiring,  U City would have made him upgrade all the electrical if he wanted to get a permit to put in a half bath which would have killed the deal.

Honestly there was peeling paint, pee on the wall, knob and tube electric, really everything you don't want in an FHA offer.

@Stephen J Davis I have been searching for my second rental almost 7 month seen over 100 properties most them either need new roof nor have old electric tube and need major updater all of those above also is in a very bad area. i feel because I'm still new to investing haven't met an agent that can help me get deals that's under market price and if it under market price. i know that you make money the day you buy been hearing so much season investor saying "rather jumped in and learn then sitting on the bench I'm tore between want to get a good deal or just get in and learn. 

There are some u tubes about what's happened in Venice beach in LA  it used to be the LA cops were right on it.. now with the political winds against them there is no enforcing vagrancy laws. 

Just know updating the oh so old KNOB AND TUBING ELECTRIC  and all the plumbing.Lessons learned?

Knob and tube, aluminum wiring - just not insurable.And, when estimating rehab costs to make an offer, remember that you're not entitled to "new."

My insurance company, who used to be the only one that would insure knob and tube, now won't even insure aluminum common in the 50s and 60s, so that could be a potential large expense.How is the roof?

I'm not saying this deal isn't good, but I would assume there's old knob and tube electrical in the walls with dangerous splices that have happened over the years.
