Don't be intimidated there.If you hire the duct out separately, and do that first (you need to make sure that where your supply/return pop out into your area(s) with the furnace/central air, that they can tie into the plenum....But if you hire that separately. you can cut your costs in probably 1/3 there.Then you hire the installation of the actual central units.

One popped up in my neighborhood and several people in the neighborhood informed code enforcement and they shut them down.If you and your wife are good with living in a smaller place to pay down your mortgage faster than that seems like a great idea to me.At some point in the future you could always move back into the main house and rent the smaller unit if you ever wanted to.

Hi Javier, I think the ultimate best way to save your money is to add a knowledgeable and proactive accountant into your team.The wholesalers are taxed very aggressively in comparison to landlords, but a couple of things that just popped in my head:- consider living/investing in a state with no state income tax- consider investing through tax-deferred plans like IRA- consider creating a corporation and make sure you maximize your tax deductions
