@Bruce Woodruff I do believe that he is irreplaceable, it’s good to hear your view from a contractors perspective.

It is good to hear a realistic scenario even if it's not from an optimistic perspective.

Hey Everyone,I am interested to hear your perspectives on whether you think selling or renting my property would be the more prudent option.

You will meet people from different walks of life that will give you different perspectives on real estate investing.

These are all great perspectives and it gives me a little more to think about. 

So just have your 'spidey senses' about you and really think long and hard before you to commit to anything that is super expensive where the return could be marginal.From a tax perspective, you are bound by the rules of the IRS.  

On paper what you're describing might sound doable - but it sounds like your perspective on REI is based off of knowledge of only the "good parts" Managing and owning rentals (yes, even with a PM & price point of sub $50k) comes with its own challenges and headaches. 

I'm only familiar with the field from a clinicians perspective.
