This could also be a good opportunity for that 1031 exchange mentioned in your original post (since it doesn't sound like the timing may be 100% for the primary residence exclusion), but only if you want to acquire a similar rental/investment property.

This has been our setup for over 10 years and I remember being told early on that liability insurance has to originate with the landlord's personal residence, whether it be a homeowner's or renter's policy. 

I also miss a lot of the folks who originally posted on here and did interviews. 

You may be doing a long BRRRR on your original house.

House hacking was my original plan.

I'm from the midwest originally and currently live in Scottsdale so believe me when I say the price differences are insane!
