That is changing now with the new return to work mandates from the Federal government and Amazon HQ2 and the coming changes from the DC government to make the city more attractive to residents, but the effects of that are slow moving making now still a great time to opportunistically invest in a condo or small multi investment.

Small multi-family is hot right now due to house-hacking (low barrier of entry), and future cash-flow. 

I love the Myrtle Beach area.Condos are a dime a dozen so there is stiff competition which pushes prices down.HOAs have their own problems which I always avoid.I would try and buy a beachfront house or 1st row house 

I would love to put my mom into a nicer home in a nicer area would a 1031 exchange make that possible?

If anything, they love being close by, as most of them are working at FedEx.
