Looking for a Medical Office building for sale in Beverly Hills, West LA area. 4,000 to 10,000 SQ ft budget up to 6M.

I'm looking into real estate because I own my father's house and he's getting ready to either move into a medical assistance facility or come live with me.

Commercial properties (retail, medical, office, etc.)?

I am currently a Medical Office Manager and a CEO of CB Jenkins Construction, LLC which is an electrical based construction company. 

I see landlords sell because they want to travel more in retirement or sell because they need the money for loved ones medical bills.

Had a mix of medical residents (best tenants ever) and grad students (also OK).

I can tell you that under Colorado law you are not obligated to let a tenant out of a lease for medical reasons. 

Retail strip centers, Office / Medical buildings,  Restaurant buildings, Gas stations,  industrial office.Of course, the Cap Rate  ( income % ) is an important factor for me.So, some thoughts on Las Vegas investments in the $1.5M-$3M range ?

Dogs/cats ect are "pets", service animals are not pets they are "medical assistance".

Often times tenants have divorce, car accidents, loss of employment and health issues.One of the things landlords have to be careful about is tenants want to make their problems the landlords problem.First your want to let her know that you are truly sorry that she is having medical problems.If you are wanting to waive some of the rent is totally up to you, but you do need to remind her that she still has financial obligations and needs to see what arrangements she could do to have the rent paid right away.If you have any emergency contacts for her on file youu may want to check with them and see if they are able to help her.I would also recommend that you get a real estate attorney that is familiar with evictions and consult with the attorney.
