I also call the local court system to see if anything is flagged on file. 

This is not available in smaller cities.You can evaluate all these criteria from anywhere in the world using the internet.

The windows, roof, electricals, plumbing systems, and gas lines all need major upgrade to bring the property up to date. 

The system was set up to allow those claims to go through, and with the right legal help, insurance companies would often settle to avoid going to court.

- **Addressing the Cesspool**: Since the cesspool is a known issue, consider including some language in your listing that reassures buyers this is normal for the area, and perhaps offer to cover some closing costs or provide a credit toward upgrading the system if necessary
