While I wait for my education system to work on external factors to get this started, I am caught at this 'fork-in-the-road'.

Having had this internal/mental plan to buy real estate, hold onto it, and let it cashflow/appreciate has always made perfect sense to us, but to see this internal thinking become an external reality is the ultimate confirmation that this works.

The 5-year term without an option to extend would make me nervous. 5 years is both too far into the future to know what external or internal factors might look like, and too soon to be able to react in the event of something negative.

However, there's usually 3 main areas that most loans will focus on even if the house is livable - Foundation, External Wood Rot, and Roof. 

A tenant just moved out of one of my units and my property manager charged me $480 to clean the unit to get it ready for the next tenant (he used an external service and charged me at cost). 

We are seeing similar trends here in Central OH, active listing at record lows in highly desirable areas, with no sign of a slow down due to external economic pressures and development in the area. 

This is a big push for me to get rid of this problem property as I cannot control these external factors.
