I'm a full time agent and investor in the area that works a ton with VA buyers and i LOVE helping people house hack, it is definitely my favorite strategy and my passion helping people do it.

If you have a local real estate agent you work with, having them do some market analysis for you would be a good place to start.

While someone buying it with a tenant is typically looking solely at the ROI numbers.Also, find an agent experienced in selling occupied rentals!

Central Florida is a solid market with strong rental demand, especially in growing areas like Orlando, Tampa, and Lakeland.Focus on building relationships with local agents, lenders, and property managers—they’ll help you identify good deals.

I would start speaking with residential / commercial agents and property management companies close by and get a feeling if something closer by will meet your criteria.

Also, she's my elementary school teacher and I know her well and I'm the agent. 

Real Estate agent Alysa Bunting is a great contact in that area.

Also if any NJ agents that are familiar with using these and transitioning out of them can reach out for some advice and education that would be great seeing that I will need an investor Friendly agent over here to help guide me through everything.
